Contractors and builders of reddit, dissuade me from building a house instead of buying a housing project

Sorry if this is the wrong sub. In summary, the budget is $200k, we are in an area where the average cost is $400-$600k. We were in the process of closing on the ONLY house in our budget within a 40 mile radius when the seller sold under us and disappeared. I did ceilings in high school, not that complicated, especially if I design a simple ceiling, just very laborious. I did plumbing and electrical work in college. I have done frames (without load) and drywall. A member of the extended family is a bricklayer and is willing to help with a foundation. This area has a ton of demolition sales where large unaffordable houses are demolished for condominiums. I can buy at least some of the materials for pennies on the dollar. I figure I can drop a shipping container on a stockpile lot when I find it cheap. I can purchase house plans detailing all code/material requirements for $2k. I have a remote job with hella flexible hours. Location is Eastern PA, De, or NJ. Wherever you can afford and afford. Besides the endless hours of back-breaking work… What reasons should you still be looking for a home to restore instead of building one from scratch?
